The AI tools for cleaning businesses worth paying for handle the office, not the mopping: answering calls and booking jobs, scheduling cleaners, replying to reviews and writing quotes and emails. For a small crew, start with ChatGPT for writing, then add AI call answering through your booking software or a service like Smith.ai once missed calls cost you jobs.

AI tools for cleaning businesses compared

Here are the six we would look at first, grouped by the job they do. Prices are from each vendor’s own pricing page, checked October 2026.

Writing and planning

1. ChatGPT

A general AI assistant that writes and rewrites anything you give it.

Best for: the owner who does the office work at night. Quotes, follow-up emails, cleaning checklists, job ads, review replies and social posts.

Price: OpenAI offers a free plan. Paid plans are priced per user per month, so check current pricing before you upgrade.

Pros:

  • Free to start, and most cleaning-company writing fits on the free plan.
  • Turns rough notes into a clean scope of work a client can sign off on.
  • Good at checklists: give it a room list and it writes a standard move-out or deep-clean checklist for your team.

Cons:

  • It does not see your schedule, your clients or your phone. You paste in what it needs.
  • It will guess at prices and square footage rates if you let it.

Check before you buy: ask it to write a quote from your own notes and see whether it changes any of your numbers. Tell it to keep every price exactly as written.

Write a short, friendly quote email for a recurring biweekly clean. Use only these details and keep every price exactly as written: [3 bed, 2 bath, about 1,800 sq ft, $X per visit, includes kitchen, bathrooms, floors, dusting; inside fridge and oven extra at $X]. End with one line asking them to reply to book a start date.

Scheduling, quotes and booking software with AI built in

If you run more than one crew, the AI that matters most lives inside your scheduling software, because that is where your clients, jobs and calendar already are.

2. Jobber

Field service software for scheduling, quoting, invoicing and payments, used by cleaning companies and trades.

Best for: a growing residential or commercial crew that wants one app for quotes, jobs, invoices and calls.

Price: as of October 2026, Core is $29/mo billed annually for one user ($49 month to month), Connect $99 and Grow $149 billed annually for one user. Extra users are $29/mo each.

Pros:

  • Jobber’s AI Receptionist answers calls and texts 24/7, can book visits using your online booking settings, and takes a work request or message when it cannot book.
  • You set keywords for urgent calls, and it transfers them or texts you.
  • Every call gets a summary and transcript, so you can see what was said.

Cons:

  • AI Receptionist is included in the Plus plan; on other plans it is a $29/mo add-on.
  • More software than a solo cleaner needs.

Check before you buy: during the 14-day trial, call your own number after hours and ask to book a deep clean. See whether it books the right service or just takes a message.

3. Housecall Pro

Field service software with a set of built-in AI helpers it calls an “AI team.”

Best for: owners who want marketing drafts, reports and call answering inside the same app they schedule in.

Price: as of October 2026, Basic is $59/mo billed annually or $79 month to month for one user. Essentials is $149/mo billed annually for five users.

Pros:

  • Housecall Pro says its AI team members are included in every plan.
  • CSR AI answers calls and website chats day and night, can book jobs based on your schedule, and passes the call to a number you choose when a caller asks for a person.
  • Call summaries and booking details land in your call log and calendar.

Cons:

  • CSR AI is an add-on, and the pricing page does not list its price. Ask for a quote.
  • Text answering for CSR AI is still listed as early (alpha).

Check before you buy: get the CSR AI price in writing before you build your phone plan around it.

4. ZenMaid

Scheduling software built only for maid and residential cleaning services.

Best for: a maid service with one to a few teams that wants simple scheduling, reminders and cleaner availability without a big field service app.

Price: as of October 2026, Starter is $19/mo (up to 40 appointments a month), Pro $39/mo and Pro Max $49/mo with unlimited appointments. SMS charges are extra.

Pros:

  • Built for cleaning, so the setup matches how maid services work.
  • Lowest starting price of the scheduling tools here.
  • Month to month, no contract.

Cons:

  • The AI part is not here yet for most users. ZenMaid’s AI assistant, Zoe, which reads your schedule, invoices and ratings to flag unpaid bills and clients likely to cancel, is in preview with a waitlist.
  • No built-in AI phone answering, so pair it with an answering service.

Check before you buy: buy ZenMaid for the scheduling, not for Zoe. Treat the AI as a bonus if and when it reaches your account.

Phone answering

5. Smith.ai

An AI receptionist service that answers your business line, qualifies callers and books appointments.

Best for: a cleaning company that misses calls while crews are on jobs and does not want to switch scheduling software.

Price: as of October 2026, a Free plan covers 25 real calls a month. Pro is $150/mo with 75 calls, then $2.50 per extra call. Smith.ai bills per call, not per minute, and filters known spam calls before the AI answers.

Pros:

  • Answers 24/7 and can book into Calendly and other calendars.
  • Calls can be passed to live North America-based receptionists when you want a person on the line.
  • Recording, transcripts and summaries on every plan.

Cons:

  • Cancelling takes 30 days notice.
  • It books into a calendar; it does not know your cleaners’ routes or job lengths unless your booking setup does.

Check before you buy: use the free test calls to ask the questions your clients really ask: do you bring supplies, are you insured, can you do a move-out this Friday. For the full price picture, see how much an AI receptionist costs.

Reviews and repeat business

6. NiceJob

Review and referral software that asks happy clients for reviews and helps you show them off.

Best for: a local cleaning company that wins most jobs from Google reviews and word of mouth.

Price: as of October 2026, Starter is $75/mo and Pro is $125/mo, billed monthly with no contract.

Pros:

  • Pro includes AI Replies, which answers every review in your brand voice.
  • Pro also adds repeat-client and referral campaigns, useful for one-time deep cleans you want to turn into recurring work.

Cons:

  • AI Replies is Pro only.
  • If you only get a few reviews a month, ChatGPT plus your own review link does the same job for free.

Check before you buy: read the first ten AI replies before you let them post on their own.

What to set up first

Go in this order. Each step pays for the next.

  1. Week one: ChatGPT for writing. Make a free account. Write down your services, rates, service area and what is included in a standard clean once, and paste it at the start of each chat. Use it for quotes, checklists and follow-up emails.
  2. Count your missed calls. Check your phone log for two weeks. If calls go unanswered while you are on jobs, that is your next fix.
  3. Add AI call answering. If you already use Jobber or Housecall Pro, try their receptionist first so bookings land in your schedule. If not, test Smith.ai’s free plan. Our list of AI answering services for small business compares more options.
  4. Then scheduling software, if you have outgrown a calendar. ZenMaid for a simple maid service; Jobber or Housecall Pro if you quote, invoice and run commercial accounts.
  5. Reviews last. Once jobs run smoothly, ask every happy client for a review, by hand or with NiceJob.

A solo cleaner could stop at step 1 and a free answering plan. A three-crew company will likely want steps 1 to 4. Not sure which job eats the most of your week? Our free AI Opportunity Scan walks you through it.

What AI will not do for a cleaning business

  • The cleaning. Robot vacuums exist, but no AI tool here replaces a crew in a client’s home or office.
  • Accurate quotes without a walkthrough. AI can write the quote. It cannot see the pet hair, the clutter or the oven that has not been cleaned in three years. Keep your own pricing rules and walkthroughs for big or unusual jobs.
  • Hiring, pay and contractor decisions. Whether a cleaner is an employee or a contractor is a legal and tax question. Ask your accountant or attorney, not a chatbot.
  • Handle angry clients well. A damaged item or a missed room needs you on the phone, not an AI reply.
  • Features that are “coming soon.” Only pay for what the vendor’s pricing page says your plan includes today.

How we put this together: we checked each tool’s official pricing and feature pages on October 16, 2026. No vendor paid to be included. Prices change, so confirm on the vendor’s page before you sign up.

Frequently asked questions

What is the best AI tool for a cleaning business?

For most small cleaning companies, ChatGPT is the best first tool because it is free and handles quotes, emails and checklists. The best second tool is AI call answering, either built into Jobber or Housecall Pro or from a service like Smith.ai. Pick based on whether you already use scheduling software.

Do I need AI software if I’m a solo cleaner?

Probably not much. A free ChatGPT account and a free answering plan cover most of it. Paid scheduling software starts to make sense when you add a second cleaner or more recurring clients than you can track in a calendar.

How much do AI tools for a cleaning business cost?

As of October 2026, you can start at $0 with ChatGPT’s free plan and Smith.ai’s free plan. Scheduling software runs from $19/mo (ZenMaid Starter) to $59/mo and up (Housecall Pro Basic, billed annually), and AI call answering add-ons or plans add more. Check each vendor’s pricing page before you sign up.

Can AI replace cleaners or my office manager?

It cannot replace cleaners. It can take over parts of an office manager’s day, like answering after-hours calls, booking simple jobs and drafting emails, but someone still needs to handle complaints, pricing and staffing.
